What happens when guests just ask you a question?

I am relatively new to hosting and I have an issue with how Airbnb treats questions from guests. I have had several texts asking me about accommodations, number of people allowed, etc. I answer them in texts, but they don't book. 

Since they are not really requesting to book, I shouldn't have to accept or decline the reservation. I keep getting messages from Airbnb asking me to accept or decline the reservation, but no request to book was made. Now they tell me this will affect my response time. How do I handle this?

Guests shop around - answer their questions but keep an eye on the countdown clock and decline before it hits zero. Guests used to be able to email hosts and ask questions - now it comes as a booking request, which you can pre-approve or decline.

 

Let the guest know that you have declined as you only get 24 hours to accept or decline, but if they wish to book then send you a new booking request.

This is a common question. When someone 'inquires' (vs. sends a request) you can just answer their questions . Not choosing to Pre-Aprove or Decline doesn't have any bearings in your standing, and no reason to hit either button, it is a conversation. Airbnb would love for hosts to encourage an inquirer by Pre-Accepting them, but that is their thing. I have never hit either button on an 'Inquiry', if it is a 'Request' then it is a different matter.
