age limits

Hi, I want to limit the ages of the' people who rent my condo to  25 years I have a ski rental but untypically with very nice furnishings that I worry about;

 

I DO understand that I can put something like that in my house rules but need guidance on how to do it. 

 

Any ideas  

 

Though my address is in Monaco the condo is in Vermont and rented in dollars having no contact at all with my residence

@Merrily2 You may not set an age limit older than 18 years of age on AirBNB unless your HOA forbids people under a certain age from residing in your community.

that's exactly what I thought then got info from AIRBNB support to the contrary I ll copy this here (underlined  sentence) that's why I came to the forum......Ok What is a HOA ????

After getting the following message I phoned and was again told that I could put age in the house  rules?

Since, Airbnb platform don't have this option for now. You can add this details in your listing descriptions and house rules as a disclaimer if you wanted to add this option.

@Merrily2 . I know two people who added the age restriction to their house rules. When potential guests complained, they were delisted. 

 

HOA is a Home Owners Association. Most resorts have one, and the by-laws of the HOA can be more restrictive than local law and in fact, can forbid short-term rentals. [I can't imagine that a resort in Killington doesn't have an HOA.]

Ok yes there is a homeowners association but for the condo group i was thinking that a homeowners association would refer to a statewide or at least town wide  and no age restrictions or anything like that.  I am glad you told me  about the delisted condos. Strange that airbnb support would tell me anything different !!

My suggestion would be to NOT restrict guests based on their age. If you’re concerned about furniture being damage, then request a security deposit for all bookings.

@Merrily2  In the text you posted above, Airbnb is referring to not allowing infants or children under 12 on your property due to unsafe conditions. They are not referring to a host being allowed to restrict guests who actually book by age.

 

You CAN say your property is not safe or suitable for children under 12. You CANNOT say you will rent only to those 25 and older.

 

As @Susan151  said, you cannot restrict bookings to those 25 and over unless it is specifically prohibited by your HOA. And you must have documentation to back this up or you will face the possibility that Airbnb will delist you for discrimination.

Yes I do understand. However the person I did talk to from Airbnb support had a long discussion with me and did say I could put that in my house rules she even sent me the link.  She replied to me in french because I live in Monaco but she also spoke English 

 

 

I try though not to get myself into any trouble and that's why I came to the 'community'

 

Good idea also and I do have a 500$ security deposit and someone who comes to check
