@Jose811 Do the local hotels offer a/c? I can't imagine renting a room without a/c and 85 is hot by most people's standards and then comes the bugs and noise. But to answer your question, Yes, you should be able to charge more for a room with a/c.
@Jose811 , I think so. I live in a place where A/C is not really necessary. Maybe a few weeks out of the year (in July and August.) I got the sense that people were searching with the A/C filter on, meaning they were completely bypassing my listing, just because they expect A/C. I added a window air conditioner and my bookings increased right away. I also had guests who had previously booked not excepting it and they were very happy to find I had added one. So yes, I think you could raise your price a bit. If many of your competitors do not have AC, use it as a selling point. Mention it right in your listing title. " Casa de Vidrio with AC"
Generally speaking, A/C would increase the value of the rental which would come with a higher rent.
You will have to tinker with the price to see if leaving the price the same will result in more rentals.. If given a choice of comparable places at the same price, I will always choose the place with A/C.
I might even be willing to pay a Little more for A/C. My girlfiend would pay a Lot more.
