instant booking do i hve to remove or pay pentalties

I have a STRICK rule that guest has to be over 50 years, it is not my rule but the complex one. There is no way round this, guest HAVE TO BE 50+. But I keep getting confirmed bookings from very young people, I have an instant booking on this listing as recommended by Airbnb. 

So do I remove instant booking and my chances of other reservations or next time have to pay a penalty for cancelling.  It is not my fault that guests do not read the rules but the penalty will be mine. ???   HELP what do you think I should do.

You will have to remove IB - people don't read full descriptions and you will spend a lot of time trying to get Airbnb to cancel bookings and remove penalties.

I am not sure you can discrimate on Airbnb on the basis of age.

You might want to call Airbnb and check. - 2nd post Community Help forums for contact details.

If Airbnb say this is possible, you will need to remove IB so you can vet each guest to ensure they are over 50 and have read your rules.

@Celia9  Perhaps you would consider changing the name of this listing to include "50+ only 5* Spa" as it might be a good marketing move for you.  Since age discrimination is not allowed on this platform (unless required by your HOA I suppose) travelers will not be expecting it.  However, many older travelers might like the idea of being in an older crowd.  Just a thought...
