 @Lonavla-Enclave0 Greetings!  I see you already got introduced to a challenging Guest.  On that listing you have to work hard to overcome.  You will just requires some effort.

The Airbnb Review Standard is 4.8 so she really knocked you.  The other 2 are great so fixable.

You have a sale price that is good.

Turn on Instabook Airbnb likes that I Increase days notification to avoid same day bookers and set a 2 or 3 day minimum, scammers like no minimum days.

Do an Airbnb Custom Promotion a 20% Discount on a few days in April Airbnb ill provide marketing.

You can do multiple discounts but let one expire then do another you want Airbnb to generate traffic

Search Engines will read last date modified to see if changes to a listing which means new not old data.  Update your listing regularly.  Doesn't mean do whole listing, change title add a photo reword your description,  Just be active.

Traffic would be a big plus and traffic leads to more rentals.  If someone uses a generic internet search engine they read the Airbnb site and will display listings.  If you are in an area clos to something a lot of people visit.  Identify "Keyword" searched for create a Guidebook, maybe add some pictures and sprinkle keywords along with family lodging  in the guidebooks your description and photo captions.

On your second listing turn on the Airbnb New Listing Discount a good traffic generator

Add to your description 1 line people worry if sincere

Again any internet general interest

 

 

Few top recommendations:

 

Take time to think through all the little things guest will need to know during their stay and send them a message (which you can auto send) giving them all that info before check in. Things like door codes, wifi details, details on using TV or air conditioning systems, contact info in case of emergencies etc. This mitigates chance of issue and guests usually can then just do their thing without having to interact with you. If you have other people coming by such as property maintenance etc. it's good to let them know that too up front so that they aren't alarmed. Best of luck with everything!
