Long term guest

Hi my name is Blanca, I’m kind of new Airbnb host. I’m a little nervous about hosting my first long stay guest. How should I get ready for my guest? What should I do and what, shouldn’t I do. 
your advice would be great appreciated.

Usually I will have my bathrooms stocked with like a big bottle of costco shoer gel.  Some use some prefer their own.

Laundry detergent I have a new fangled washer haha  My husband loves gadgets.  I supply laundry detergent just because travelers tend to bu pods and my husband says too much soap in the machine.  Usually long term workers are maybe 1 or2 loads a week.

Coffee is expensive lol.  I have a Keurig and always have pods for me lol.  Costco has really good coffee but they also show you your per pod price lol.  I also have a little electric juicer and a drip coffee maker available..  I love my coffee but surprisingly not everyone is a coffee addict lol.  I always discuss the guests preference.  If my Keurig I say buy your own pods or I will share mine at cost and I just have a  little change cup next to my machine.  The other choices I supply appliances to use but they are told they have to supply the coffee, fruit or tea.

Milk or cream and sugar for their coffee. milk and sugar I freely share. My husband does like a flavored creamer again I just set the expectation of my cost and the coin cup.

Condiments, my husband loves costco lol, so I share condiments and cooking spices.  We found that we have to remind people if you use the last of something tell us.  So we can make sure we have ketchup lol

Most of my market is long   term.  Males usually     high qualified construction duties.

What I have found that encourages extensions and repeat guests.

I have my  refrigerator and then a separarte full size refrigerator for mt guests in the laundry room.

Based on Guest feedback I have multiple rooms, in the room I have a miini  fridge which they like for juice or a few beers.

Before arrival I ask fur suggestions of small items that would be a plus for them.Usually it is  simple like how do I make coffee?

Especially long   term where the bathroom is  shared, simple hooks in the bedroom to hang their towels,

Laundry of sheets, not everyone follows a schedule haha, I keep extra linens for every bed so I can just  nicely say change your bed and give me the dirty. lol

Since most    of  my construction jobs  are dawn risers, I have a quiet time set.  10pm not that early.  I emphasis though traffic such as coming and going  can be disturbing to guests who have to wake up at  5 am or earlier. I  will consider exceptions but usually  it is just I  am eating out tonight I  will be late.

I do offer to receive a grocery or pet food delivery.  Only on check in date.  Only if delivered in my name.

Also trash days, I have discovered they throw away trash when it   has accumulated.

causing my trash bin to be full 3 days before collection. haha  So before

Especial if a shared bathroom, you have to be aware of  schedules and coordinate.

One of my properties is a room rental and I get quite a lot of long-term stays. A couple things I like to decide and make clear up front are as follows: 

 

-Long term stays result in the use of more products (TP, bathroom related amenities, coffee etc.) Whatever you provide, you need to decide if you are going to supply that for the duration of their stay, or if you expect them to purchase their own supplies after they run out. I've always nicely let long term guest know that I provide a starter pack or a weeks' worth of products, then they are expected to replenish their things. Prior to implementing that rule I found myself constantly supplying things in excess for long termers. For example I had one lady use a role of paper towels a day

 

-Do you want to require cleaning or offer cleaning during their stay. For me, I offer a light weekly cleaning for long term guests in which provide clean sheets and towels and do some light vacuuming and dusting. Some hosts prefer to require cleanings so they can check in on the space. I've had guest that request the cleaning and then I have some that prefer to do everything themselves and just request access to cleaning goods.
