Long term guests who only want to sign up by the week

We have a number of rooms that are rented out long term 30 plus days, and a couple of them cannot give us a definitive end date because of their contract job.  It is a problem because we are finding ourselves either putting people out before they want to leave because someone else has booked that time, or letting future guests look elsewhere because we are pretty confident the current occupant will still be there.  

 

I would propose some level of "open ended occupancy" charge to compensate for the dead time that will likely occur if I simply block out that unit until they move.

 

What have you done in the past?

@Lisa-M61 Its a perennial problem as to whether you block dates hoping folks will stay or open them up for others to book. We only do the former when we are relatively confident a guest will stay and even then only in low season when the room may stay empty anyway.

@Lisa-M61  Stick to your booking and cancellation policies. It's not your problem if the guest can't commit and book. By putting you in this position, they are actually imposing on you to accept their terms. You run a business. 

 

However, if you're hedging on this because you want the $$ and you're unsure whether they will stay or you'll get another booking, that's on you.

This is your guests issue not yours @Lisa-M61 

 

You are not putting people out. If they want to extend they can do so subject to availability just as they would with any accommodation.
