Monthly reservation request

I have a request today from someone new to Airbnb requesting a one month stay or possibly longer.  Is there anything I should be concerned about?

I advise new Hosts NOT to accept long term bookings for at least a few months; especially NOT someone with no reviews...it's too risky. You also need to get at least 5 bookings (with good reviews)  in the "honeymoon" period that Airbnb gives you a boost in search results (usually 4weeks). A long term booking will delay getting those all important first 5 bookings. See additional cautions below:

In most states, if a guest stay is more than 28 days, they are now legally considered a “tenant” and not a guest. If they refuse to leave after their stay, you will have to go through court proceedings to get them evicted.

Price Calculation Errors

Price errors occur more often with long-term stays. This requires the host to verify each one for accuracy (sometimes weekly or other discounts you have set are incorrectly applied to a long term stay).

 

Scam Long Term Stay Guests

Guest asks for a steep discount and books a long term stay for say 3 months, then either cancels after 1st month or cancels credit card. 1st month paid and then Airbnb only collects per month. Second month Airbnb can’t collect payment and cancels stay. You just locked up your calendar for 3 months perhaps months in advance and only got paid for 1 month at a very steep discount.

This is such a great response - all the information you could possibly need on long term hosting under one message - deserves to be put in the Guide section I think!  I would love to save this but don't think we can do this?

I seem to be using the monthly stay cautions alot these days and not for good reasons I'm afraid. So much so, I have it in a Word document for Host clients (sad to say 😞

Yes I'm well thank you and getting ready for Christmas, I imagine you are too?!

From what I've read and seen on You Tube,  long term reservations is the new "thing" for Airbnb so keep that document handy because you'll be using it even more in 2025 I fear!

 

What with the right for a guest to claim residency in certain parts of the US after just 30 days  and not being able to ask for a security deposit (unless you use a Channel Manager of course) is definitely something hosts need to know about before accepting.   

Thank you, @Joan2709.  I only have my 4th guest in the home now so it's pretty new.  I listed Thanksgiving weekend for the first time.   I think everytime I'm on the site I find a new little section to fill out or get information so this is much appreciated.  This IS someone new to airbnb (no previous history) and I just got that feeling, you know?  Merry Christmas, thank you again!  You are the best!
