I’m a host of several long term apartments. I need to maximize the number of days booked and minimize gaps between guests. I have 90 days minimum bookings as required by local bylaws. I find myself constantly rejecting guest inquiries because they book too far in advance and if I accepted then I would leave huge gaps in my calendar that can’t be booked by anyone else because of my minimum stay requirements. Long term hosts like me need a brand new function on Airbnb to allow us to control check-in windows, not just limited to times of the day, but expanded to days of the year. Ideally we need a new algorithm that only allows guests to book our spaces within a set number of days following the last guest checkout. This new function is a must in order to stop having to reject all the inquiries that come our way. The website should automatically show our space as unavailable to anyone inquiring outside the check-in window. For example if my last guest is checking out on January first, and I have enabled a ten day checkin window, then only people inquiring to stay between January 1 and 10th would see my listing and inquire. Anyone looking to begin their stay after January 10th would not see my listing. Currently I field dozens of inquiries per listing and I can’t accept any of them or I will have gaps of several months between listings and it makes long term tenant management impossible. Are any other hosts having this problem? Let’s get Airbnb to add a new availability function to better aid hosts looking to maximize their calendars.
