No Bookings & Not Consistent

Hi there, it's me again!

The host and I, the co-host, are yet again are dealing with the issue of having no bookings. We usually have 4 to 5 people book our place every month. However, now that we're going into September, we don't seem to have anyone booking for the month. We only have 2 people so far and we're kinda of freaking out at this point! Overall, our bookings haven't been consistent? Then we keep getting people who ask questions about the property like if it's on the lake or how far away it is or if there are any bedrooms on the first floor. We try to send them a Pre-Approval but they let the offer expire and they never book us. 

We've done everything from changing the title to the listing, the photos, the pricing and even added on new amenities. Our reviews are good for the most part, we have a 4.86 ratings. But for some reason, the viewings are low? We were at 800 views when we started a few months ago and now we're down to 300 views. How do we get more exposure so people can book our place? We are at a lost at this point. Any suggestions?

If not already done, consider hiring a professional photographer to enhance the visual appeal of your listing. Highlight the unique selling points of your property, such as scenic views, special amenities, or a cozy decor.

 

Regularly check your competitors' pricing and adjust yours accordingly to ensure you're competitively priced. Consider using dynamic pricing tools that automatically adjust your rates based on market demand, local events, and seasonality.

 

Offer discounts for last-minute bookings to attract guests who make plans on the go, and provide incentives for longer stays, such as weekly or monthly discounts. Promote your listing on social media platforms like Instagram, Facebook, and Pinterest to showcase the aesthetic aspects of your property. Also, share your listing in local travel forums, Facebook groups, and other community platforms where potential guests might look for accommodation suggestions.

 

Continue to respond promptly to inquiries as quick responses can significantly increase the likelihood of booking. Send a follow-up message if a guest lets a pre-approval expire, asking if they have any further questions or need additional information.

 

Politely ask departing guests to leave a review if they enjoyed their stay, as more positive reviews can enhance your visibility and attractiveness. Utilize Airbnb’s analytics tools to understand more about your listing’s performance and identify areas for improvement.

 

Implementing these strategies can help increase your visibility on Airbnb and attract more potential guests. Consistency is key, so continue to monitor your listing’s performance and adjust your strategies as needed to maximize your bookings.

Just a suggestion maybe change cover photo to the patio picture instead of kitchen.  Just might increase interest to click and see your good description and reviews.
