@Kingsley36 I'm new to airbnb so I don't know how much help I am but I love to decorate and look at BnB's 🙂 Your place looks nice and tidy and has all the basic needs. If I were coming to stay I feel like it might be nice to see where I would be entering. It also would be nice to know how the area is separate from the main house. I would also add any written information you can to all your photos boxes. That may give people the feeling of security and privacy before booking.

If you are feeling like you want to add any updates to your place, I think floor length curtains attached to the top of your basement windows would add privacy but also make the room look larger and warm. Take the bed and center it between the two curtains. Take the picture you have there and put it in the laundry room on the large tiled wall to add alittle something to that wall. Maybe add a nice piece of wood to the shelf where the furnace bumps out in the living area and add a nice picture. Lastly, you could touch up the paint in the bathroom and around the doorway going into the bathroom to freshen it up!

Maybe this will help?

Thanks for your advice i will take them into consideration.

Hi @Kingsley36

Ranking higher in search results will help you get more bookings. At this point a good way to get your listing higher up, is to add more information so that the listing is classified as more complete. Go to the Listings tab, click the listing and look at every item in the Listing Editor to see what you can complete, or where you can add more information. For example, at the moment your description of the property is only one sentence - you'll need to expand that, and attend to any other places where you may be missing content.

Here's a guide on search rank that also discusses general factors:

Hope it helps!

Good morning,

If you'r advertising a one bedroom basement suit, then you need to advertise it as such.  Looking at your ad, the first thing I notice is that your advertising it as "a room " for rent.   Does the suit have a separate entrance? If so, then you should provide a picture of an open door going outside, if not, then explain how your guests would access their suite.  What is a highlight of your area?  Do you have an art gallery near by?, ice rink?, transportation? How far are you from the airport? Are there restaurants near by?  Can you walk to any of it?  Why would a guest rent your place over another in your area?

As for the decor,  remove the exercise bike, no need to have that there.  Having pictures on your walls of the outdoors, perhaps a picture of an open window, would be bright and more cheerful, since you don't have any windows  down there.

When you write an ad, write it for someone that has never been to Brampton Ontario. Guests like to know.

Take good bright photo's., and make your main photo  and description stand out because thats what is going to make a guest stop and look and hopefully book.

OK I looked at your listing and it's confusing to me.  It says a suite , which in a guests mind this means a private totally only guest use unit.  It says that the common areas are shared, so is it just a room or is it a private separate basement suite?

I wonder why you are advertising your place as a one bedroom self contained accommodation when what you are offering is an en-suite bedroom in what I think is the basement of your home. @Kingsley36

as a guest I wouldn't book because I am not clear what you actually offer .

confusion is compounded because you have only added in one sentence to describe your listing in full.

1. get better photos of the accommodation

2. change the listing category to reflect it's a basement bedroom with bathroom not a one bed flat

3. write a detailed description

a where is your listing

b. What sort of guests is it suitable for

c, why should people come to your area

d, what makes your listing stand out

e, describe the listing, say if you live above, say what amenities are included

Thanks for your advice, i will take your insights into consideration. Much appreciated.

Have a great day.

Hi @Kingsley36 ,
I recently came across your advertisement and wanted to share some suggestions that could help attract more guests to your property.
1. Professional Photography: High-quality images can significantly impact a guest's decision to book. Consider hiring a professional photographer to capture your space in the best light. Well-lit, high-resolution photos can showcase the unique features of your property and create a welcoming atmosphere.
2. Additional Pictures: Along with professional photos, adding more images can give potential guests a better sense of your space. Consider including pictures of all rooms, outdoor areas, and any unique features or amenities your property offers.

3. Access to Amenities: Highlight any amenities available to guests, such as a pool, gym, or laundry facilities. If there are communal spaces, like a garden or lounge area, be sure to mention those as well.
4. Local Attractions: Provide information about nearby stores, restaurants, and attractions. Guests often appreciate knowing what is within walking distance or a short drive away. You could include recommendations for popular local eateries, grocery stores, and any must-see sights in the area.
5. Guest Reviews: If you have received positive reviews from previous guests, consider showcasing some of their comments in your listing. Testimonials can build trust and encourage new guests to book.
6. Detailed Description: Expand on the description of your property. Include information about the layout, decor, and any special touches that make your space unique. Mention the type of experience guests can expect, whether it's a cozy retreat, a family-friendly environment, or a romantic getaway.
7. Booking Flexibility: If you offer flexible check-in/check-out times or special discounts for longer stays, be sure to mention these options. Flexibility can be a significant draw for potential guests.
