Hello Hosts,
I'm an experienced SuperHost and I've been a host for about 10 years. I recently sold a 2BD, 2BA condo in Avon, Colorado which is where the Beaver Creek Ski Resort is located.
I purchased a newly constructed home with amazing features and unparalleled views of Beaver Creek Mountain and Nottingham Lake. I have a 4 BD, 3 BA duplex with a mud room, garage, 2 decks, and a small back yard. It's about 1.25 miles from the parking lot of Bear Lot which is the easiest way to get to Beaver Creek for skiing or any activity. It's easy access to anything in the Vail Valley.
For the life of me, I can't get any bookings. I don't know what else to do as this has never been a problem for me before. I recoginze that this is a new "market" because my home is bigger and much nicer than it was before and I'm competing with ski in / ski out homes, plus units within The Ritz Carlton, for example.
I'd appreciate any insight as to how to get more bookings. I'm at a loss since this has never been a problem before.
Thank you!
Michele
@Michele47 Reduce your guest count, rearrange your pictures and bedroom listings. When I look at your property, I see the master and the bunk room -- not too many people know to click to see the third and 4th bedrooms. List the bedrooms in size order -- King, Queen, Double and Bunk room in pictures as well as your description detail. This will allow adult groups to see the sleeping arrangements.
The pictures displayed first are of the stairwell(?) and other dark areas. Rearrange your pictures to show off the sitting area, dining room and kitchen. Of note, the dining area seems to have seating for 8, not 10. I recognize that the overflow can sit at the kitchen counter. I could not get your pictures to load quickly on my computer; perhaps they load better on the phone app (which I do not use).
Good luck!
@Michele47 I don't think your pictures are doing the space justice. Are you able to hire a professional photographer, or improve the pics? And there are too many pics- 77 is a lot.
Perhaps pare it down to the real highlights of the property, and organize them better.
Also, I noticed that you stopped using the captions at some point. Captions really help guests understand the space. IMO, guests don't really care what designer name the wallpaper is. Those who recognize higher-end furnishings and decor will recognize it, but perhaps it's not essential information in the captions?
It looks like you have seating for 5 in the living room. How will you accommodate 10 guests?
And, as @Lorna170 mentioned, the dining room table only seats 8.
Reducing your guest count is a good suggestion.
Some of the bedrooms and other areas look pretty bare-bones. I think some area rugs and art on the walls would really warm the place up.
I'm sure you'll get some bookings as the ski season picks up. Once you're over the hump from no reviews to good reviews, bookings will likely pick up. Good luck.
Ciao @Michele47 ,
I took a quick look at your listing and it seems to me that you could improve your phots, here are some tips on how to best photograph your home:
good luck!
Andrea
Hello @Michele47,
10 years of hosting is quite impressive! Have you always had trouble getting bookings in that new property or has it slowed down only recently?
@Kia272, @Lorna170 and @Andrea6232 shared some great suggestions with you already, do take a look when you get a chance and let us know what you think! 😊
Thank you, @Lorna170 , @Kia272, @Andrea6232, @Rebecca for your feedback!
I have reduced the number of pictures and added more captions where needed. I've reached out to a pro photographer to see if we can up the picture game.
One thing I noticed about the photo organization is that I cannot change the titles of "Bedroom 1" to "Primary Bedroom" or "Bedroom 2" to "Bunk Room" as the label. I'm not sure if I'm missing something or if this just isn't an option for organizational purposes?
I've lowered the price a bit too and lowered the number of guests per your suggestions.
Here's to getting some bookings! I'm going to lose my Super Host status unless I get some bookings and I don't want that to happen!
If anybody has additional feedback, I'm open to it.
Thank you!
Michele
