PTSD Alaska

I had horrible experience with a guest. It was cold in Miami but not really to die, he was a Veteran with PTSD He was so noisy about how cold he was suffering, my husband invited to leave the room, he decided to stay but said he will give a bad review, he was quiet all night. The review was really bad, I did not want to reply or write a review against him because my family protection or any retaliation from a person with mental problems. I explained it to ARNB but still keep the review from this unstable person with mental problems.

Anyone had this kind of problems?

If not, I would have left an honest review and would respond to the negative review he has left .

@Helen3 He is living in any place he finds; he first offered me to stay for a long time.

He studied in a community college close to my house.

ARNB is giving me the chance to write a review about him again, really I do not want it

@Cari1194 I read the review he left for you. I personally think you could advocate to have it removed. While I may be interpreting it wrong he states "Dude needs to die to protect society." Saying someone's life should be terminated is highly inappropriate. 

 

As for the primary issue of heat. Heat and AC are always tricky things because people's comfort levels can be so different. I had a guest once that wanted the heat constantly at 75-77 in early spring. I was literally sweating and uncomfortable to the point I opened windows and turned on fans.  I ended up sitting down and having a polite conversation with her and we came to a cordial agreement of 72. Communication and patience are key. However, there will always be guest that have the "I'm the guest and I paid, so I should have it my way" mentality. In these cases, if no consensus can be reached it might be best to contact Airbnb to assist with a resolution or allow the guest to vacate. 

 

As for the other points he brings up in the review, the chicken coop thing stands out, as it was mentioned in another negative review you received. If there is loud noise associated to this, even if it's not on your property directly, I would consider mentioning it in your listing. One of my older properties I no longer list used to be close to the train tracks. I had mentioned this in my listing that guest may experience some brief noise when the train passes through. If the coops are on your property even more reason to list that you have animals. Personally, when I am traveling for leisure sleeping in a bit is a luxury. I would want to know going in if there was a potential for noise in the early am hrs. 

 

As for the mention of PTSD, I am not sure why you think this is relevant. Him being cold doesn't have anything to do with his mental state. The threat of a bad review is inappropriate but doesn't constitute dangerous to me. If you think he is a threat to you or your family, I would contact Airbnb and make the report, providing the evidence you have of this. Someone who is dangerous should not be utilizing the platform. You can also report it to local authorities if you feel he is a genuine threat to you and your family. 

 

As Helen said I would also leave a clear, non-emotional response to his review acknowledging the issues.
