For us, everything is based on location, location, location. After that,  I designed some professional business cards & we hand them out to friends & family - some even went into our far-flung Christmas letters. We also had an “open house” for our local friends, invited them to stop by for a walk-through & a few snacks … word of mouth is very powerful! Then, of course, your listing, upon which everyone here has advice, most of it pertinent. Finally, we try to personally pamper each new guest just a little bit, and, in this our 3rd year, we’ve had an unexpectedly large number of repeaters. Lastly, we learn by our mistakes, adapt, & move on. Good luck, Margaret (& Jim)

It looks like you have only just started hosting on Airbnb so what do you mean by increasing bookings? @Teresa2107  what was your expectation around how many bookings you would have at this stage?

 

As someone who works in real estate I am sure you did your market research before setting  up your STR business to understand demand and supply for your sort of listing in your location. What did that tell you about likely demand for your property.

 

The best way to optimise bookings is to use your experience in real estate to help you research and develop a marketing plan both to make sure your Airbnb listing is designed to appeal to those you've identified as your target market and that you are promoting your STR business across all relevant STR channels and your own direct  booking channels.

@Teresa2107 you should search through the discussions here. There are really specific things you can do, for example update pictures and description daily. There are multiple really detailed posts. Personally I do not believe that discount to do anything. Customizing the experience will get you better reviews and eventually bookings based on good reviews but you have to have bookings to have guests  customize the experience so it’s a long game.  There are immediate actions you can take
