hello friends; in december i received bad comments for tv, électricity, even location (sic) the villa Gerty is on the beach close to the village. 

i d like to clear of those problems responding lately.

how to do it properly?

@Dominique1906.You cant late reply to a guest review but you can send them an Airbnb message if you think they will read it. Please do not use whats app if you expect Airbnb to support your bookings.

 

To answer your question, I'd put it early on in your property description. For example, "recently renovated" or "upgraded appliances", "upgraded TV" if you have done these things. Just fixing these, is expected.

 

I strongly suggest you stay at your villa a few nights as a guest and use everything. Then you might discover what does and doesnt work. Also sounds like after hours access needs better options. And yes I get it about power going out- we get it frequently over Summer. Gas bottles  and a BBQ for back up.

@Dominique1906 If you have missed the window for replying publicly, then yes reply privately without expecting any answer in return. Frances is 100% correct, show that you have addressed any issues and it always helps to stay at your property. I have a massive 6 bed property and I try to stay once every 6 weeks or so to find issues and get on top of them before guests discover them.

Running an airbnb is not set and forget as many property investors like to think. It's different to long term leasing.

If you are replying publicly  (and I only respond when its negative tbh), I always say, 'Dear Future Guests, we value guests perspectives and always strive to deliver 5 star experiences. We have taken feedback onboard and also been clearer with guest expectations. We hope guests will value our XYZ property with ABC features and we look forward to welcoming you soon!"
