winter longer-term stay

Hello 

I had a great spring, summer and fall as a short-term rental (maintained Superhost status), and am closing down for family during the holidays. 

In January I would like to do a long-term rental, preferably to traveling medical personnel. I plan to revert back to short-term rentals in April. 

I have changed my daily rates to reflect a lower rent, but am not sure if I'm navigating the website to reflect the fact that the terms are for that time frame, or monthly as the case may be. 

Any advice out there? I don't want to state the percent of the discount, as the terms would be for the longer stays, but then changing back in the spring. 

I'm also wondering what kinds of experience other hosts have had with this type of arrangement. Should I contact the local hospital and nearby medical center?

There are different ways to make such changes.

If you do not use "professional tools", then you can set under "trip lenght" a custom requirement for a specific time period and set the minimum stay to 28 nights (or what else you prefer).

 

If you use professional tools, then you can create a rule set to do the same, but also decrease/increase the price with a percentage (Does not work when "Smart Pricing" is active). Then apply the rule set to the desired time period.

Or set a discount (in section discount) for periods longer then a month (upto 12 weeks)

I think the easiest way is to set a longer minimum stay and a monthly discount, rather than decreasing your nightly rates. That way, no one can book a short stay at the cheaper price.

 

The difficulty with this is, as @Emiel1 says, if you do not use the professional tools, that will apply for all open dates going forward. So, if you don't want long term stays from April onwards, you would need to reduce your booking window. Once you have the long term booking/s you want, you can change your settings and prices back to how they were before.

 

Now, this all depends on how far out you normally get bookings. If you are expecting to get some short term bookings for April onwards in the near future, or before you get your long term booking for January, then the above method won't work for you.
