Air conditioning

Hello. I am wondering if i have to get air conditionner items for every bedroom of my appartement and how much shields i charge this, any expérience ? I am in Paris.

First you need to check the building regulations and ask your syndic if you are allowed to place an external unit on the balcony/facade?  

But yes air conditioning is becoming more and more appreciated and expected by guests unfortunately wherever you find yourself.  This is the second heatwave to hit France this year and not's even July!  So yes I think this is a good investment (not so much for the planet though) and you will need to increase your prices obviously but it will set you above the rest.  To run an A/C unit all night is not as expensive as you may think according to the article below but it's perceived value for the guest is!

I have the opposite problem where I can only have A/C in the open lounge/kitchen area but the building regulations stop me from installing A/C in the bedrooms.  I always check with my guests first to make sure they have seen this noted on my listing incase it's a deal breaker for them.

@Joelle43 have you considered portable air-conditioners for the bedrooms? The upside is they're generally cheaper and you can remove them (and win back the space) in winter.

The downside is they collect water that you have to get rid of. So you either have to connect them to plumbing (which may be possible depending on the layout of the bedroom in relation to the bathroom outflow pipes), or have an outlet that runs the water outdoors, or the guests will just have to empty the tank every now and again if they want the aircon to keep working!

The problem with any machine that needs attention, is that it may beep loudly in the middle of the night and wake up the guests to let them know the tank is full. So you'll either need a model that won't do this (perhaps one with a proper night mode), or you need to let the water out somehow to avoid the tank filling up.

You've said before that you like to overthink things, so I'm just making sure you keep busy 😀

@Béatrice391 . Wow, I cant believe the temps in Paris at the moment. We had a couple of 43 degrees days in Sydney (48 in Western Sydney) last Summer with very humid nights not dropping below 20 degrees.

We also have noise restrictions after 10pm for our reverse cycle a/c outdoor units, even with standalone homes (not that everyone obeys this) so we have learnt to use ceiling fans in bedrooms run by DC remote. Very economical to run, quiet, low maintenance and you can run all night. Obviously not as cool as a/c and try to have a way for the hot air to escape. It will add value to your property and pay for itself over time.

We dont charge extra fee just have higher rates in peak Summer thats all.
