Hello community.
We recently started hosting in the Arizona desert just west of Phoenix, we started off ok and then nothing.
Has anyone else experienced a sharp drop in bookings?
Are we doing something wrong or is it simply a complete dead season due to the hot summer?
Any ideas or experiences would be amazing!
Hello @Jacob1143
I've just been onto your listing and there seems to be a low number of amenities checked off compared to what is mentioned in the description.
For example; it says that no hot water is included. Nor is there a dryer and yet see a picture of one. No basic amenities, ie no bedding provided. The more amenities we tick, the better our search results.
I also noted that there are a number of photos that are blurred. Great importance is placed on the quality of the photos that we upload so maybe look at what can be done here? That first hero photo is really important as are the next 4 (2 are blurred)
Your listing is described as a ranch but taking a different picture with a new angle would better show guests where they would be staying.
The Where you'll sleep section is missing from your listing. This is because you haven't added the size of the beds under each bedroom when you are in the Photo Tour. Under each bedroom and photo, you'll see Sleeping arrangements to tick the size of the bed per room. This will populate the where you'll sleep section to appear on your listing. Any en suite bathroom, can be added by ticking the privacy info part (same place)
It says that there are two bathrooms - one en suite and a second bathroom yet the picture included for Bathroom 2 looks more like an individual WC/toilet If it is, you need to add pictures showing of Bathroom 2 and tick the box that says WC and toilet seat needs to be down😉 There seem to be duplicates of photos in Bathroom 1. Personally, I would pull back the shower curtains so that guests can see where they will shower/bathe
It seems that guests prefer to look at the pictures rather than read through our descriptives so it's a good idea to tick the list of amenities provided per room AND write texts under each photo.
I'm not a US host so won't comment on possible reasons for a drop in bookings but by improving your listing and photos, AI picks up on this type of activity and better promotes our listings in search results.
Wishing you the best,
Joëlle
My lisyimg is Buckeye AZ so close to you.
Tonopah is great because properties have a lot of space. RV parking should be stressed. Parking for big vehicles can be an issue.
Then looking at orher listings in yor location the ones getting bookings for 6, reservations are either group trip or trip with kids.
When your dealing with 6 people on a trip, sharing a bedroom may be fine short term, sharing a bed is just not as an acceptance to people. Generally you sleep in a bed alone or with your partner. 3 Queen beds assumes the market is 3 couples, it doesn'r look that way so changing even 1 bedroom to a bunkbed or something.
Something for clothes storasge children some type of drawers. I once for a small room, bought online a skinney hanging contraptiom I could put in rhe closet.
A space for hang out besides the livibg room. Especially has tempertures ger warmer, people amd children don't sit in the yard. Even some adults unwind with a video game not tv. I just have a smart tv and wi-fi available, people usually bring their own system.
Mention you have air condirioning if not used to Arizona 110 degreees is scary.
Take a different picture of the living room. A potential Guest has to see accomodations for evening relaxing.
