Hi! I have a new listing and would really love some advice on how to increase bookings.
If anyone has a moment please. I barely get any views but it is the only private bathroom in my area, I would think that would attract people.

Thank you for your input
Have you looked at supply and demand for your sort of property? @Sarah5258 - many markets are oversaturated ?
Welcome to the Community Center @Sarah5258! Congratulations on your new listing!😊 Just wondering whether you had a chance to read Helen's comment? Out of curiosity, what moved you to become an Airbnb host?
Perhaps @Joan2709 and @Joelle43 might also be able to offer some tips!
Hi @Sarah5258,
Great work with your Airbnb properties. I think you've done a good job with this new listing, sometimes it takes awhile to start getting views/traffic, so maybe worth offerring a discount for the first few bookings and to get some reviews.
My only real feedback is that your listing description could be improved in parts to make your offering clearer for potential guests. I've proivded a revised text in following message, as an example.

Good luck!

Tim

Hi Sarah, with your Superhost experience you’ve got the hosting side down. Bookings really come down to local demand, so the best tips will be from nearby hosts.

Hi @Sarah5258, you may start by changing your listing Title, get a name that is simple and catchy, a name to will make me what to view your listing. 2 your description the first paragraph is all focused on the bathroom, this sounds like your place is offering a bathroom for public use, and I will be discouraged to book your place, please work on that , I like the way you point out the layout of your surroundings, eg places of attraction and entertainment, that’s great and it should be in the first paragraph.
I think you may be confusing public and private.
Public bathroom would be for use with others.
Private is Only for the guest renting.
Thanks for your input on the surroundings🙏 @Sandra5352

Hi @Sarah5258!
So I was looking at your listing, it’s a great space, and you offer plenty of amenities, but when I tried to book, I realised the min stay is 31 days.
On Airbnb, most travellers are searching for short stays (2–7 nights), so a 31-day minimum cuts out the majority of the market.
I do agree with other comments that are suggesting improvements to the description. And I would also look at improving the photos.

If you don't mind I would like to extend Tim54 advice and go a bit further based on my experience.
1. Build on Existing Success:
Sarah, you are already a proven Superhost with two other highly rated listings. This means the fundamentals (hospitality, responsiveness, and cleanliness) are strong—only minor fine-tuning is needed to maximize bookings for this new property.
2. Invest in Professional Photography:
Professional, well-lit photos increase clicks and bookings significantly in the Airbnb algorithm. Your current photos feel functional but don’t fully capture comfort and character.
👉 Example upgrades:
3. Reevaluate the 31-Day Minimum:
The current 31-night minimum is locking out a big portion of potential guests. Extended stays are valuable, but setting such a strict minimum limits demand.
👉 Suggestions:
4. Leverage Dynamic Pricing:
Occupancy dips may not reflect quality but rather seasonality in Grand Prairie, Texas (e.g., lower demand in late summer, higher during holidays or events).
👉 Recommendation:
Use a pricing tool like Wheelhouse or PriceLabs, to adjust automatically for local events and seasonal demand.
5. Tell a Story in the Description:
The current description lists features but doesn’t paint a picture. Guests respond to imagery that makes them feel what staying there is like.
👉 Example rewrite:
“Wake up to sunlight streaming through a large window, brew your morning coffee in a spacious kitchen, and head out to explore EpicCentral just minutes away. After a busy day, return to your private master suite with its own bathroom—a peaceful retreat with a comfy bed, smart TV, and quiet neighborhood surroundings.”
6. Optimize the Title:
The title should be short, descriptive, and highlight the unique selling point (private bathroom + extended stay comfort).
👉 Current: Private Bathroom Master Extended Stay
👉 Stronger alternatives:
Hope this helps. Reach out anytime if you have any questionsI’m
Hi @Sarah5258, my opinion will be if you can make your property's name to be a bit more catchy, so that guests are immediately drawn towards your property
Also your photos of the place you have more lighting which makes the place look more visually appealing.
All the best!.
