Hi! I have a new listing and would really love some advice on how to increase bookings. 

If anyone has a moment please. I barely get any views but it is the only private bathroom in my area, I would think that would attract people.

If you don't mind I would like to extend Tim54 advice and go a bit further based on my experience.

 

1. Build on Existing Success:

Sarah, you are already a proven Superhost with two other highly rated listings. This means the fundamentals (hospitality, responsiveness, and cleanliness) are strong—only minor fine-tuning is needed to maximize bookings for this new property.

 

2. Invest in Professional Photography:

Professional, well-lit photos increase clicks and bookings significantly in the Airbnb algorithm. Your current photos feel functional but don’t fully capture comfort and character.

👉 Example upgrades:

  • Showcase the private bathroom (a major differentiator).
  • Photograph inviting lifestyle touches (e.g., coffee station, cozy reading corner, patio). Include photos of the neighborhood amenities and area attractions as well.
  • Use wide-angle shots with natural light.
  • Add a cover photo that instantly communicates value—like “Private Master Suite with Spa-like Bath near EpicCentral.”

 

3. Reevaluate the 31-Day Minimum:

The current 31-night minimum is locking out a big portion of potential guests. Extended stays are valuable, but setting such a strict minimum limits demand.

👉 Suggestions:

  • Adjust to a 7-night minimum with discounts for 30+ nights.
  • Use weekly and monthly discounts (e.g., 15% off 1 week, 25% off 1 month).
    This appeals to both traveling professionals and those seeking medium-term stays.

 

4. Leverage Dynamic Pricing:

Occupancy dips may not reflect quality but rather seasonality in Grand Prairie, Texas  (e.g., lower demand in late summer, higher during holidays or events).

👉 Recommendation:

Use a pricing tool like Wheelhouse or PriceLabs, to adjust automatically for local events and seasonal demand.

 

5. Tell a Story in the Description:

The current description lists features but doesn’t paint a picture. Guests respond to imagery that makes them feel what staying there is like.

👉 Example rewrite:

“Wake up to sunlight streaming through a large window, brew your morning coffee in a spacious kitchen, and head out to explore EpicCentral just minutes away. After a busy day, return to your private master suite with its own bathroom—a peaceful retreat with a comfy bed, smart TV, and quiet neighborhood surroundings.”

 

6. Optimize the Title:

The title should be short, descriptive, and highlight the unique selling point (private bathroom + extended stay comfort).

👉 Current: Private Bathroom Master Extended Stay

👉 Stronger alternatives:

  • “Spacious Master Suite w/ Private Bath near EpicCentral”
  • “Private Master + Bath • Long-Stay Friendly • EpicCentral”
  • “Relaxing Retreat: Master Suite w/ Private Bath & Garage”

Apart from the price, I would also say that the decoration is important. Make the space comfortable and beautiful with nice and soft colors. I’ve been here for five months, and I’ve attracted many guests thanks to the decoration of the space.

Hi there @Sarah5258,

       The 31 day stay is the first thing I noticed that would limit who books.

 

Also saying its an on suite bathroom that is included with the room, its sort of confusing the way it is stated up front.

 

Id also recommend some more warmth to the room, bare or sparse walls make me feel cold and sterile and I like to feel cozy. 

 

There are a lot of great videos on youtube on photos, room staging, etc, what people are looking for. 


It seems like your other 2 listings are working for you to some degree yes? Look at what is working in those ones and compare it up against this one.

You’ve got a great base to work with—the bedroom is very spacious, and the private bathroom is a big plus for guests.

 

At the moment, the decor feels a little mismatched and doesn’t clearly show what type of guest you’re trying to appeal to. Sometimes this could give a potential guest the impression that less care has been taken. If you styled the space with a more cohesive look it would help to elevate the listing and help it stand out to your target market. 

 

It’s such a great sized room, you could also use the space to your advantage by visually dividing it into different living areas. For example, placing a small 2-seater sofa near the lamp and table creating a cozy sitting nook, while adding a dry bar with the usual bar staples (option to purchase extra goodies?) would give guests an extra touch of convenience and luxury.

 

These simple changes would make the room feel more thoughtfully designed and help guests imagine how they’d actually use the space during their stay.

 

Once you've done that I'd start offering discounts to create booking momentum.

Hi Sarah, this is my second summer season hosting a beach town condo and we found last year we had a 60% rental rate and wanted more. Over the winter I researched local places and rates and we used lower daily rates to attract more guests. We also re-wrote our unit description highlighting our extras like free parking, free beach passes, use of the community pool and how close shopping and restaurants were. We also added linens and towels to our guests. With most rentals 2-3 days, this turned out to be a big deal.
It worked because this year we had a 85% fill rate. I was very active communicating to guests too. Not sure this helps but it worked for us, good luck Tom
