Hi! I have a new listing and would really love some advice on how to increase bookings.
If anyone has a moment please. I barely get any views but it is the only private bathroom in my area, I would think that would attract people.

The 31 day stay is the first thing I noticed that would limit who books.
Also saying its an on suite bathroom that is included with the room, its sort of confusing the way it is stated up front.
Id also recommend some more warmth to the room, bare or sparse walls make me feel cold and sterile and I like to feel cozy.
There are a lot of great videos on youtube on photos, room staging, etc, what people are looking for.
It seems like your other 2 listings are working for you to some degree yes? Look at what is working in those ones and compare it up against this one.

You’ve got a great base to work with—the bedroom is very spacious, and the private bathroom is a big plus for guests.
At the moment, the decor feels a little mismatched and doesn’t clearly show what type of guest you’re trying to appeal to. Sometimes this could give a potential guest the impression that less care has been taken. If you styled the space with a more cohesive look it would help to elevate the listing and help it stand out to your target market.
It’s such a great sized room, you could also use the space to your advantage by visually dividing it into different living areas. For example, placing a small 2-seater sofa near the lamp and table creating a cozy sitting nook, while adding a dry bar with the usual bar staples (option to purchase extra goodies?) would give guests an extra touch of convenience and luxury.
These simple changes would make the room feel more thoughtfully designed and help guests imagine how they’d actually use the space during their stay.
Once you've done that I'd start offering discounts to create booking momentum.

Hi Sarah, this is my second summer season hosting a beach town condo and we found last year we had a 60% rental rate and wanted more. Over the winter I researched local places and rates and we used lower daily rates to attract more guests. We also re-wrote our unit description highlighting our extras like free parking, free beach passes, use of the community pool and how close shopping and restaurants were. We also added linens and towels to our guests. With most rentals 2-3 days, this turned out to be a big deal.
It worked because this year we had a 85% fill rate. I was very active communicating to guests too. Not sure this helps but it worked for us, good luck Tom
