Ask your local city office about any regulations over your short term rental (they may ask to inspect the property or have you apply for a business license and show you how to pay lodging/food taxes).
Are you thinking of renting a portion of the home while you are at home ? Do you have private entrances ? Or just renting when you're out of town ?
If you rent out your living spaces, consider locking rooms/areas/closets where your personal items are stored in your absence. Renters like to feel the open spaces are theirs to explore 🙂 A request to "please don't use the blue room" won't work; get it locked. Also, don't leave guest supplies where they have access (toilet paper, extra cleaning goods, extra linens, soaps, snacks, etc). Some folks would take a handful of your supplies home. Think about your last hotel stay; did you take the extra unwrapped soap 'for later' ? If it's sitting out, yes 🙂
Make sure you block out dates on your airbnb calendar so you aren't booked when you're home/not available to rent. Good luck to you !
