Hi I live in Tennessee and thinking about starting to airbnb my new residence. Any advice for being a host while still living in the residence? What are thoughts of me opening the space while I'm out of town since I travel often? Lastly any specific considerations since I'm in Tennessee

How is it going with the research for setting up your listing? Did you manage to get more ideas on Hosting while you're out of town through an internet search? Keep us posted on how its going for you!

Good questions !

Ask your local city office about any regulations over your short term rental (they may ask to inspect the property or have you apply for a business license and show you how to pay lodging/food taxes).

Are you thinking of renting a portion of the home while you are at home ? Do you have private entrances ? Or just renting when you're out of town ?

If you rent out your living spaces, consider locking rooms/areas/closets where your personal items are stored in your absence. Renters like to feel the open spaces are theirs to explore 🙂 A request to "please don't use the blue room" won't work; get it locked. Also, don't leave guest supplies where they have access (toilet paper, extra cleaning goods, extra linens, soaps, snacks, etc). Some folks would take a handful of your supplies home. Think about your last hotel stay; did you take the extra unwrapped soap 'for later' ? If it's sitting out, yes 🙂

Make sure you block out dates on your airbnb calendar so you aren't booked when you're home/not available to rent.  Good luck to you !
