Cleaning and laundry service rates for 5 bedroom 7 bed 3 bath 4000 SQ ft home?
@Monty41 I don't charge but I do ask guests if they prefer to use a certain type of detergent and if so, to please provide it. I also limit the free service laundry - wash/fold - once a week to guests staying a week or more. I do this mostly because the main washer/dryer in my home is inside the master bathroom and I don't want my mother (who occupies it and is elderly) disturbed.
@Monty41 Yes linen and laundering fee is an additional fee. We use hired linen service throughout the house.
@Monty41 I don't charge for using laundry facilities however I'm seriously considering adding a rule to limit laundry use to TWICE per week (2 Laundry Loads). I have a 1-bedroom with 2 guests limit. I've had guests who were doing 2+ loads of laundry just about 5 days a week which I think is excessive. No one should need that much laundry which adds electric cost but most importantly can impact the laundry machines maintenance.
Yes, my cleaning person charges $80-$100 extra for laundry, which I pass along to the guest, unless they bring their own bedlinens and towels, in which case I don't charge anything.

@Monty41 nope, we keep linen and Towels included in the Price!🥰 but the cleaning of the house is an additional fee.
I will assume that you are talking about towels and bed linens, and not guests' personal laundry.
I don't try to make extra money from my guests for cleaning. I simply pass along the cost of cleaning to the guest so I don't wind up coming out of pocket for it.
My advice is to find a cleaning person or company that does a great job for you at a fair price, and pass that price along.

Cleaning in our geographic area is $35 to $50 per cleaner per hour for AirBnB cleaning (which is markedly different from regular house cleaning). My 800 sq. ft. 2 bedroom 1 bath cabin with hot tub changeover costs me $135.00 per booking. This includes 2 full laundry loads run onsite during the cleaning process. Additional laundry is taken off-site, and housekeeping has access to extra linen storage for quick changeovers.
With a home as large as yours, more than 1 cleaning person is going to be required. If there is any outdoor maintenance (blowing leaves off decks, walking yards to remove butts, bottle caps and pet detritus) you will need to account for that as well.
