I should start, that I have been hosting for 15 years. Actually before this forum became a thing. I call it a Guesthouse, Or as my Irish cousins call it a furnished flat.
On the demographic map of my area, my listing is geographically correct. On the end of the street at the proper address. But what at first seemed annoying but now has become a pet peeve is.... A self proclaimed businessman has started renting 3 apts from my neighbor and turned it into a airbnb. These places are duplexes built in the twenties. They are all cookie cutter circumference wise exactly the same. Forget that he's charging way more then me. But on the Map, even though he's 2 doors down, it show's his listing as 2 blocks away One is placed in the middle of a school yard, literally on the other side of train tracks. Does this seem odd ? Not only is it false placement but when I called airbnb about it they didn't care. Where is the integrity here? It just seems weird. Should I be glad? He is charging $100 more a night then me. Just thought airbnb would be more stand up and would want listings to be correctly placed. Thoughts?
@Ann-Marie103 Airbnb, for reasons of security, does not always show the precise location of properties but rather an area.
Personally I would stop complaining about having competition and just get down to a fair competition. With a $100 price differential it shouldn't be too difficult
Ann-Marie, congratulations on 15 years of hosting! You’ve seen how much this platform has changed. Honestly, you should absolutely let this go and secretly be glad. If he is charging $100 more than you but pinning his house inside a schoolyard across train tracks, he is setting himself up for failure. Premium-paying guests have zero patience for check-in confusion or deceptive locations. His 'Accuracy' and 'Location' star ratings are going to take a massive hit soon. Keep focusing on your honest, reliable furnished flat—your 15 years of integrity will outlast his shortcuts every time.

@Ann-Marie103 you're probably just using different settings.
Your Location is set to exact location and his is set to approximate location. Many hosts choose not to share the precise location before booking. It's up to you.

From what I can tell, the system seems to place the approximate marker in an open space nearby (not on top of other listings). Because many listings may be close to a popular spot, a listing with approximate location can therefore be placed a bit away and look like it has a slightly "worse" location. It'll be close to the actual location though.
