Help on floor plan of 150 year old 2 story 3200 sq ft home for Airbnb in Cincinnati, OH

We own an old home with a view of the Ohio River close to Cincinnati, OH situated on a large semi private level lot. First and 2nd floors are approximately 1500 sq ft each. 3rd floor attic area has about 700 sq ft of usable space.  Looking for ideas how to design floor plans of the space. 1st floor presently has large room with huge fireplace and 3 other large rooms.   One thought would be to use first floor as venue for small gatherings with maybe 1 bedroom and full kitchen and 2nd floor with kitchenette and mainly bedrooms and conversation area. There’s also 700 sq ft of usable space on 3rd floor. Trying to do the rehab without going overboard.  Should we just keep it as a single home or set up to use as a 2 unit Airbnb or ? Should we set it up with the ability to lock out 2nd floor or rent 2nd floor as a separate unit? How to design for best return on investment without going overboard?  Minimum number of bathrooms? Any experienced short term rental floor plan designers out there with ideas for reasonable cost?

@David9849 What does your zoning permit?  What kind of neighborhood are you in?  Single homes or homes that have been converted to apartments?  Are you permitted to lock off one floor from another without an outside fire stair?

 

If on a septic system, the size of the system will determine the number of bathrooms.  However, a bathroom should be on each floor.  If you use the first floor as a "venue for small gatherings", you will want an en suite as well as a powder room.  

 

If you can put a bathroom/kitchenette on the third floor, you could rent that space to a "caretaker/co-host" and then rent the other two floors separately.  Again, what will your zoning permit.

 

 

The home has public sewer system so there’s no restrictions due to a septic system. Just trying to determine best way to layout the house for best ROI. Bathrooms and kitchens are expensive.
