Hi all, any advice on how to handle this? Does air cover cover damage like this? I'm new to hosting thanks for any advice.

When we have, guests staying in our home we will often watch tv in our room until 11pm. Problem is our room is directly above the guest room! Is this something others do? We feel it is our home and short of playing loud music which I wouldnt do, we should not go around in hushed tones!
@Chris25821 You are charging people to stay - Yes it is your home but you need to make their stay comfortable or you won't succeed as a host

We have turned the volume of our TV down after 9pm when we have guests and used to watch TV in a room next to their room (we have since moved our TV watching to a different room). No one complained except one guest who had unusually acute hearing. We have extra insulation in the walls and we tried the volume at different levels when I was in the guest suite to make sure it was barely heard and found the best volume level.
You could place a bag of ear plugs in the room, insulate the wall/floors better or put rugs or carpet on the floor (for insulation) and put a disclaimer note that our bedroom is directly above the guest suite and ambient noises can be heard. We are mindful of quiet hours (10pm-7am) but you may hear footsteps, muffled sounds from the TV or everyday living (dogs walking, kids running if relevant). If you are sensitive to noise, this may not be the best space for you. Or something like that…this way people will self select out if they don’t want anybody above them.
You can get headphones to wear so the sound won’t bother your guest. You have to consider your guest. The same as how you would dress around them. Some homeowners walk around in just underwear but you would stop when guest were renting…..ask if the tv is bothering them at that time, if it is then get headphones or go to bed earlier….
