How do you handle the cleaning and management of bed linens and sheets?

Hello everyone 😊

Today, I would love to hear how you handle your bed linens and sheets!

This is an important part of creating a welcoming atmosphere for your guests.

  • Some Hosts choose to manage laundry themselves, making sure to wash linens right after each guest checks out and keeping extra sets handy for quick turnaround.
  • Others prefer to take a step back and use a professional laundry service to make things easier, especially if they have a lot of guests or properties.

What’s your approach? Do you prefer to handle it yourself, or do you like the convenience of outsourcing laundry? 🧺

I would love to hear why you prefer your chosen approach and look forward to reading about your experiences in the comments!

Warm regards 🌻,

Hi

I started out washing and pressing the bed linen myself, but I felt like I was spending my life pressing bed linen so now I've found a local laundry service where I take the bed linen. I am still washing the towels myself. Obviously this involves extra cost, but for me this is worth it and I can offset this cost against tax.

Having high quality linen helps and several guests have commented on the luxurious feel of the linen and the lovely comfortable beds. I have had to build up 4 full sets of linen to cater for multiple changeovers in a week. I started out buying White Company linen but have now switched to "Rise and Fall" which is similar quality but more economical.

Hope this helps.

Hi @Alan1716 😊

I am happy you’ve found a great balance between quality and efficiency with your linen service!

Have you noticed any specific feedback from guests about the comfort of the beds?

Hi Elisa

Yes I have had several guests comment very positively about the beds and the linen and one or two have cursed me because they were going to have to go home and upgrade their own beds :)!!

I managed the laundry, ironing and also staging the bed myself. I like to add some special touches to the bed and rooms depending on the upcoming guests. Most of the guests really appreciate that 🙂

Hi @Aisha198 😊

Thank you for sharing this here!

I am really impressed, it's very hard work.

I am curious, what kind of touches are you adding to the bed? 😍

Thanks Elisa. Small touches. Like for female guests I try to add some throw blankets and accent pillows in feminine tones, for males some masculine tones and for couples I try very neutral colours in throw and accent pillows beside rolling towels with some greenery 🙂

Hi. We have our cleaners wash all of the linens and towels. We usually have three sets of everything. One set on the beds. One set being washed. Last set in the closet or stored in the owner's closet.

Hi @Alberto-And-Julia0 😊

Thank you for sharing your approach here!

How did you find the cleaners? I know it’s not easy to find good people who can help.

I’m a relatively new host, having only had guests for 2.5 months.

Initially I was worried about linen being ironed and back to back bookings, so I engaged a cleaner who supplied linen. It turns out that back to backs are not as often as I expected and the cleaning company wasn’t as flexible as I needed, so out of my 9 stays they have only done 2 change overs.

That meant that all but 2 lots got my unironed sheets and yet I’m still getting 5 stars.

So I’ve decided I will be doing the cleaning and linen for majority of stays with help from a different cleaner when I am working on change over days.

I’m no longer worried about ironing sheets. As our rental is at the back of our home, I use both washing machines and dryers to do the cleaning as quickly as possible and have a check list of things to refill/check along with dusting, vacuuming and mopping.

As much as cleaning is not a task I love, I feel I/we do a more consistent job than engaging outside help.

Hi @Joy1717 😊

Welcome to the community and thank you for sharing this here!

I am impressed about the system you’ve found, especially with using both washing machines and dryers. 😍

What tips have you found most helpful for managing your cleaning checklist?

Thanks Elisa

I have a mini whiteboard that I have written the tasks to be done in permanent ink, as I do them I tick next to the item with a washable pen.

I keep that in our laundry which is the closest exit to the BnB house, it helps keep me on track.

Once all are done, and our new guests are in, I wipe it clean for the next time.

it feels good to check things off the list, so it’s nice reinforcement for the hard work. 😜

Hi @Joy1717 😊

It must be satisfying to see all the tasks checked off and know everything is ready for the next guests!

Have you ever considered adding any new tasks to the list to improve the guest experience even more?

The cleaners do the laundry, mostly take it home with them and ring them back clean. That way they don't need to wait around or laundry to finish

Are you satisfied with this procedure? How long have you been doing it this way?

I do my own laundry because I'm not happy with the local laundry. As we only have one pod, it's easy for me to clean it myself and do the laundry as I need it.
