Lake Balboa Individual rooms versus whole house?

Hello!

Is anyone else in a similar situation: 

you have two room 1 bathroom house to rent. If you rent out one room and the other is not rented essentially the guest has the whole house to themselves for the price of a room. Has anyone figured out how to make the listings work so that if the guest has the whole house it costs more? And if both rooms are rented it costs less?

Hi Yelba,

I'm curious what your reasoning is behind parceling out the house by room, as opposed to renting the property solely as a whole house rental. Do you find that more people prefer just one room as a cost saving measure? Have you had more renters interested in the whole house or just individual rooms?

@Yelba-Zoe0  We have properties that are two-bedroom one bath.  We rent the properties as the whole house, not per bedroom.  We charge a flat rate regardless of the number of guests, up to 4 human beings.  

 

We find that our guests want the whole house, especially one with a single bathroom, to themselves and are willing to pay our price for that privacy and the use of both bedrooms.  If we were a home-share host renting by the bedroom to guests who are willing to share a bathroom where we are able to monitor the upkeep of the shared space, we would do so.
