Hello community,
my name is Ivan, and even though I just started two months ago I’ve been learning like I’ve doing this for several years. constantly improving our listing description , the amenities, and communication with guests.
I would love to hear your feedback in this matter. 2 guests have written our space isn’t 3 bedrooms but only 2, we technically have 2 fully bedrooms and the entertainment room became as our 3rd room including a sofa bed, and other amenities to make it works as an addition room. I have it detailed with photos in the listing as a 3 bedrooms and explaining that their 3rd bedroom is the entertainment area.
How could I avoid this comments from guest that aren’t reading or looking at the listing but simply going straight to reserve the space?
Or, should I describe it as a 2 bedrooms and include the information that we have enough room for 5 people (which is my maximum number permitted) in the entertainment room?

Hi Ivan, congrats on your progress in just 2 months 👏 I’d recommend listing it as a 2-bedroom + entertainment room with sofa bed rather than calling it a 3rd bedroom. That way expectations are clear and guests won’t feel misled. Many hosts use wording like ‘2 bedrooms + multipurpose room’ in the title or description. Photos showing the setup also help reduce confusion. This usually improves guest understanding and reviews since it’s about clarity more than space. Your place looks great you’re definitely on the right track!

I've been onto your listing and I think you need to take out this third bedroom that looks like a lounge area rather than a real bedroom to avoid any future negative comments from your guests.
You just need to create a new room (or add it to your current lounge are) with the double sofa bed in it so that your bed count stays the same but reflects clearly what guests are going to find when they stay.
I noticed that you have created a Lounge area that only shows doors and the entrance hallway. This is possibly where you would add the sofa bed. As a guest I can't see any furniture in the lounge area for me to sit with my group?

One of the biggest lesson I learned was contacting support as soon as my rules are violated and guest unwilling to follow it instead of start an argument about why we have that specific rule.

I have a den that has all amenities because sometimes for varioys reasons I rent in addorion to mtybedrooms. I declare in the ad private room but not a bedtoom. In the states a room is not legally a bedroom unless it follows standard building code of a bedroom. In my case the room doesn't have a closet which is standard. The room to be legally described as a bedroom also has to have a window opening large enough for an escape if fire. I think those are the major things that usually catch people.
If your room doesn't fit the bedroom rules just tweak to 2 bedrooms and Bonus Room either can be used as sleeping area or another hang out area has couch.

do you know how can I baptize it as an additional room with a name I want to? The labels available doesn’t fit into my desires. I had to named it as a second living room in order to be able to add the sofa bed in the amenities. Is there any space/room label I could potentially use?

Airbnb has the Room Name Follders set, yes living room and bedroom are the only ones that will list a sleep sofa. Your description can call it either living room or bonus room. The general building codes are more for bedroom kitchen and bathroom.
Maybe this: Our second living room quickly adapts to a 3rd Bonus sleeping area with a pull out couch.
