I have been on Airbnb for about 4 months. We seem to be doing well per Airbnb BUT we are always looking for ways to get that "edge" to make us stand out even more and have more guest stay with us. Thanks in advance!

I would change the first image and change title based off events in the area. Seems like a pretty simple property. Maybe more decorations based off the events in the area? My condo is near downtown Congress and I decorated it with local artists and images of Austin and Barton Springs. Left it light and airy because it is a 1/1.I would think of your ideal guest and market it to them. Congrats on having an Airbnb!

A few things that often helps are make sure your first 5 photos are really strong and bright since thats what gets clicks, add a simple walkthrough video or reel so guests understand the layout, and consider dynamic pricing or small discounts for gap nights to keep the calendar full. Also highlight practical things guests search for like fast Wi-Fi speed, parking, workspace, and proximity to LU clearly in the title and description. Little visibility tweaks like that can sometimes make a noticeable difference.
