I've been hosting for 2 years (private room in a rental home) but moved last year and now own my home - with a pool! I'm working on getting a spare room upstairs ready to list on Airbnb like I did at my last place, but I've been thinking of listing the entire home a little later down the line. I have a large in-ground pool though, and would like to hear about other hosts' experience with renting a home with a pool. If I move, I'll go back to Austin, which is just 45 minutes from the pool house. I'll be able to complete most routine maintenance and would expect the cleaner to perform regular cleaning (chemicals, vacuuming, backwash, etc). It's easy enough. The pool is not heated, but I still like for it to be clean through the cooler months. Anyway, what are your thoughts? Does a pool add value? What are your fears and how do you mitigate risks? I worry about parties as I have neighbors all around. There is only one other STR in the area with a private pool and they have very high occupancy.

A pool can add value, however, it can also add issues with safety and noise. I got rid of the pool at my long term leased rental house, for many reasons. Do check with your city planner around safety requirements. We had to erect a metal fence of a certain height and locked gates. Definitely check with the agent who writes your business insurance. They can lay out the potential issues for you, and add a rider for protection around the added risks, if appropriate.

The back yard is fully fenced with a locking gate. Do you think that would suffice? I’ll check with the city for sure! Thank you!
