My first and most exciting tip to you is to describe yourself as a happy host who looks forward to offering hospitality, help and hygiene to all your guests. 

The next is to add amenities that offer every guest a comfortable sejourn  with photographs of the little things that make a difference... An umbrella, medical kit, a sewing kit ... 😊

And the suggestions can go on like extra towels and a little box of toiletries !!

Congratulations on getting your property listed - that in itself is a lot of work 🙂

Airbnb gives new listings a boost and discounts first few stays so now is your time to make the most of that. I made sure I had attractive photos that my friend took and staged for me with folded towels; flowers; tea tray with mugs and coffee etc. I also got chatGPT to help me write the text for my listing - this really helped.

Btw you're place looks really nice so im sure you will get bookings in no time.

I’m also a relatively new host, but a few things I’ve found really helpful:

• Start with an attractive introductory price to encourage your first few bookings and reviews. You can gradually increase the price as you build reviews.
• Make your listing photos your strongest selling point — use bright, clear photos and showcase every important space and amenity.
• Keep the description simple and honest. Clearly mention what guests can expect, including anything they should know before booking.
• Respond quickly to enquiries and booking requests. Good communication creates confidence even before the guest arrives.
• Focus heavily on cleanliness and small touches — a spotless property, fresh linens, drinking water, basic essentials and a warm welcome can make a big difference.
• Make check-in easy and send guests all the important information before arrival.
• After checkout, politely encourage guests to leave an honest review if they enjoyed their stay. Your first few reviews are very valuable.
• Most importantly, don’t chase Superhost only for the badge. Focus on giving guests a consistently great experience, and the Superhost status will follow.

Congratulations on listing your first property! It’s exciting, but it can also be nerve-wracking when you want everything to be perfect.

Before I listed my property, I stayed in my own Airbnb as a guest. This helped me see things from the guest’s perspective and identify anything I was missing. I also placed a comment book inside and invited guests to leave suggestions and feedback. It’s been a great way to learn what guests appreciate and what I can improve.

For your first booking, consider offering a discount to help attract your first guests and build those initial reviews. Be sure to highlight any extras you provide, such as extra towels, a baby crib, board games, or goodies for pets. Those little touches can make a big difference in a guest’s experience.

When it comes to becoming a Superhost, I believe responsiveness is key. I try to answer questions as soon as I receive an alert and stay prompt and engaged through the Airbnb platform. Guests appreciate knowing that their host is available and attentive.

Most importantly, remember that you don’t have to get everything perfect from day one. Listen to your guests, make improvements along the way, and enjoy the journey! 🙂

the first thing to be aware of is that with your first booking you typically won't get paid by Airbnb for 30 days. I don't know how it works on weeklies or dailies but I know I rented a room for a month and it was my first booking, and I was told by support that for your first booking you get paid 30 days later. initially it was frustrating for me and I have not had another booking since then but I'm not really trying to book my room right at this point. a few helpful things is to be accommodating. for example, I looked on several different listings of other hosts, to find out what type of accommodations they provide. in the end, it's really your decision of what you choose to provide and not provide. my guest was an out-of-town guest who was here for work in construction. although I did not list doing laundry for my guest, I wanted the guests' experience to be a positive one so I did the laundry myself. however, I did list kitchen access and also laundry access. it's also important to stipulate whether or not you would allow alcohol. I knew my guest drank beer, but at the end of the reservation, when I went to clean the bedroom, there was a large black yard trash bag full of beer bottles, and the bedroom smelled like a distillery. that's no reflection upon the guest, because the guest was very pleasant and respectful in every respect. but after my guest left, it gave me pause, to determine whether I would allow alcohol or not on the premises for the next booking. sometimes you have to just indicate whatever restrictions you would like to place.

For your first bookings, I would focus on getting your listing fully ready before anything else: clear and attractive photos, an accurate and detailed description, competitive pricing in the beginning, and quick responses to guests.

For the first few stays, try to give guests a very smooth experience and pay attention to the small details. Good communication, cleanliness, accurate information and easy check-in can make a big difference.

Don’t focus only on getting Superhost quickly. Focus on giving every guest a good experience and building genuine positive reviews. The Superhost status will follow naturally.
