I would like to set up my home to rent the 3 BR sleep 8 at one price and add a bonus room that sleeps an additional 6 at another price, how can i set that up?

Hi Donald,
You can definitely structure your listing to accommodate both options — the 3-bedroom base unit and the additional bonus room. Here’s how:
1>Create separate listings:
One listing for the main 3-bedroom unit (sleeps 8).
Another listing that includes the bonus room (sleeps 14 total) at the higher price.
This way, each option has its own pricing, availability, and calendar.
Use optional add-ons (Airbnb doesn’t natively support “extra rooms” pricing):
Some hosts handle this by listing the bonus room as a separate “room” that guests can book if needed, then coordinate availability manually.
2>Clear descriptions:
Clearly explain the sleeping arrangements, which rooms are included, and pricing differences.
Include a note in both listings linking to the other option so guests can see all possibilities.
3>Calendar coordination:
Ensure both listings’ calendars are synced to avoid double bookings.

It is ony possible if all accommodation is in same house and one listing is the main listing, offering renting the whole place.
Then you need to create 2 listings, 1 for max 8 guests and one for the max 14 guests.
You could also consider a third listing for the extra room only (max. 6 guests)
You need to link all the calenders to prevent double bookings:
