Hi Hosts,

 

I'm curious as to how far I can go when it comes to renters damaging property. 

I have mattress protectors on all my mattress and a renter soiled the bed and clearly left it and it soaked through the protector and stained the actual mattress. Can I request them to replace the mattress or is that just the risks we take?

Hopefully you'll get some good advice here about navigating the claims process and timing it around the reviews @Alata7 

 

Also consider waterproof covers and/or encasements (prevention is always easier than trying to claim). I hope this wasn't a cover that claimed to be waterproof that let you down!

Before revealing too much I assure you all preventions were taken. I also hope I get some helpful advice.

Acredito que há um limite no dano que o cliente possa nos causar. No seu caso, mesmo sendo "sem querer", a hóspede poderia ter sinalizado. Não somos hotéis, somos aluguéis por temporada e isso impacta nas nossas reservas de datas e entradas de dinheiro. E esse aspecto é algo que o AirCover costuma levar em consideração na hora que buscamos ressarcimento.

Tente reaver, pelo menos, metade do que você terá que (re)investir para solucionar essa questão.

Hi @Alata7!  I'm also going through a situation where a guest caused damage to the property, and one of their actions impacted a neighbor's house. I had to cover the expenses to resolve it quickly, but I contacted AirCover to get a refund. I believe there's a limit to the damage a guest can cause us. In your case, even if it was "unintentional," the guest could have signaled it. We're not hotels, we're vacation rentals, and this impacts our date reservations and income. This is something AirCover usually takes into consideration when we seek reimbursement. Try to recover at least half of what you'll have to (re)invest to resolve this issue. I hope you succeed!
