Hi everyone!

We own a barn conversion and are considering airbnb a part of our home for occasional use at weekends when our grown up children are not visiting us. It would include two ensuite bathrooms, laundry room with tea and coffee facilities and our sitting room which we will not use if we have a booking. I'm a little confused about regulations and Business use because this our home rather than a separate building. I've been told I would need to pay for commercial waste which seems strange as it's our home and we pay council tax. Appreciate any advice. Thanks in advance !

You would need to apply for planning permission for commercial use @Amanda3105 if the accommodation is self contained .

 

you can then apply for business rates for the commercial accommodation and would need to pay for a commercial waste collection.

 

you also need to look up the fire regulations and do a fire assessment.
