Hi. Your place looks lovely.  Here are a few tips to make it even better:

-take more / better pictures of the pool

-if you say that the sofa is for sleeping, show it open so people can get a sense of what it is like

-take more pictures of things to do in the area

Agreed I think she has  beautiful spaces.......a photo of the sleeper open would be great!

Your listing looks great! I agree that some more pics of the pool and hot tub would help. 
Make sure you have great communication with guests and make use of those automated messages. Have some responses ready for places to eat and things to do in the area. 
I leave a few snacks and bottled water for my guests when they arrive. Personal touches make people feel really welcome.

It will get easier once you’ve had some good reviews. Just stay on top of cleanliness as that can quickly take a 5 star to a 4 star!
