Swaping units

Hello,

I own a 4plex and have one unit set as an airbnb. It has just reached super host status (yay!) and is booked all summer. 

Recently I had a tenant move out of a downstairs unit, and it would make a MUCH better bnb than the one I currently use. The apartments look very similar, except the new one is larger with a yard. 

So my question is this: can I just edit the pictures, add to the description a little, let my upcoming guests know they are getting an upgrade, and use the same listing? 

I don't want to loose the rating I have, or inconvenience each upcoming rental to have them cancel and re-book, and I really don't want to be ban from airbnb. 

Any advice on this?

We did consider that, however it is a very small town we are in, and are worried about the demand.

I don't think there is a chance you will be suspended just because you offered bigger and better accommodation than listed or because some guests gave you a lower rating for accuracy.

 

If another apartment has the same layout and more or less the same furniture then I would just ad a picture of the yard and go with your idea. Most guests would probably not even realize it is another unit.

 

If the furniture and design are different then I would block all open dates on your old listing, open another listing with new pictures,  and just relocate my guests. You can always say the original unit needs some maintenance and repairs but luckily for them, you have another, even better alternative to offer 🙂
