Your house is beautiful so nicely decorated.  

My suggestion would be target  the market of the Guest who loved  youur rental.  A well off couple with kids, they loved your offering.  Number of Guests is  very high 10  is more like a party house then a family house.   I suggest 2 to a bedroom and for an extra cost 2 more in  living room. Besides traffic on 2 bathrooms with 10 people and a beach is a  nightmare waiting to happen haha.

Create some Guide Books of Fun Activities with and without the children.

Add to your rules no minors  without adult supervision.

Maybe tell them how  to find a local  babysitting company.

Change your description she raved about ease of kitchen  use amount of linens  board games  allll making her  familly stay great
