To Many Guest

I have had on more than one occasion now had a guest bring more people than on the reservation. How do you maintain the rules on guests staying?

@Lisa10949  When you say too many guests; how many over your count are they bringing?  

In your about the space you have  "We can comfortably sleep seven guests."  In your listing you have sleeps 6 guests.  This can be confusing and in the mind of some guests, well if they can sleep 7 comfortably, maybe we will bring  9 and be a little uncomfortable but will live through it. 

Personally.  I would lose the floor mattress and just keep 6 guests.  If the rooms could afford a larger bed I would get rid of the single/ day beds and put doubles or queens and you could sleep 8 comfortably in beds which isn't terrible given that you have two baths. 

Maybe you dont want 8.  Make one bedroom an office or game/entertainment area. 

The other issue is if you are offering extra linens, guests will bring their own blow up mattresses etc.  I do not offer extra linens for this reason.  I don't want guests sleeping on my couches or mattresses on the floor.  They will move all the furniture around to accomodate this and it makes it hard at turnover.  Ask me how I know lol. 

Also you may want to consider following up with guest right after booking confirming the number of guests, this can be telling as some don't think that small children count.  We count all hearbeats as that is what I am licensed for,  x number of heartbeats under the roof.

You only have 3 Reveiws,  What is many and for what to stay the whole stay?    Sometimes someone else had the problem saying 1 when a large house and really 8 the hoyuse could accomodate and if no price difference a Guest doesn't notice Airbnb defaults to one guest and has to be changed.

If booking for 6 Guests and 10 Guests stay then yes you might be encouriging tryin g to be nice.  The single bed rooms have a lor of available space and offering extra sheets when a family is only staying a week, really no need.  

Yout Guidebooks highlight great nearby sites that are family attractive vacations.

4 bedrooms 2 bathrooms des that mean 1 master bath and the other 3 bedroons share a bath?

Your market is probably parenrs and children  

So four bedrooms, you have space to create theadult living room area to unwind watch some tv and a second children space wiyh a tv take bedtoom four make yhe bed couch like some pyllows for a back rest children a couple of bean bag chairs.  a tn, so your not getting rid of your furniture just creating a different atmosphere.A family with 3 or 5 kids would be comfortable in 3 bedrooms and a couple vacationing with children will appreciate not sharing the tv at the end of an enjoyable day exploring the sites with a group of children.
