When you sell your property Aibnb penalizes you for trying to transfer over reservations, why?

This seems crazy that they have not thought about investors selling real estate, any work arounds?

To me it seems crazy these so called "investors" think they can sell the guests (reservations) to anyone else, as being part of the real estate.

Not trying to sell the reservations, but they make you cancel the reservations so the people wanting to stay at the home are out of luck. If you dont own a home anymore you can't rent it to them.

@Jen6324  It's unfair to guests to continue taking reservations when you are selling your house. And it's unfair to them also to think you can just transfer their bookings to the new owner. Guests book based on reviews and ratings, which are attached to the host, not the listing. You have no way of knowing if the new host will be a good one and neither do the guests.

 

And yes, you are trying to sell the reservations if you just were allowed to transfer them to a new host.

 

Trying to wring every last penny out of a listing up until the day it sells seems quite greedy to me and disrespectful of guests.

An Airbnb booking is a contract between the guest and the host. Not between the guest and the house.

 

Of course it's not transferable. And just the same, a guest can't sell their booking to someone else that the host didn't approve.

 

If you can't fulfill the booking as a host because you no longer own the home, the cancellation penalties are valid. 

The system of this service has always seemed too strict in relation to the apartment's owner. I understand your resentment because I tried to cancel my contract with Airbnb for half a year (I always had potential home buyers, so I had no reason to keep renting), but every time there were unexpected bookings that the company did not tell me about. Last month, I had to cancel all reservations and refund my clients. I sold my house to https://www.flagshipbuilders.net/ and never contacted Airbnb again.
