Your listing is the first impression that guests get from your property. Before they even arrive, they are already exploring the layout of the rooms, admiring your photos, checking the location, and, of course, reviewing the amenities you offer.
 
Amenities play a crucial role in shaping a guest's experience and can significantly influence their decision to book your listing over others. Whether it’s a cozy blanket and a welcome basket, these details can make all the difference. 💡
 
I’d love to hear your opinion on this! What amenities and essentials do you think hosts should include in their listings? Perhaps a fully equipped kitchen for those who love cooking, or a washing machine for longer stays? How about outdoor space for guests to relax? 🏡

We frequently receive inquiries from guests asking if they can use the pool during their stay, it’s definitely one of the highlights of our property!

We actually added most of the core amenities right from the beginning—comfort, convenience, and thoughtful touches were central to our vision for Arya Stay. However, many of the finer details, like the welcome hampers, entertainment setups, and add-on experiences, were introduced gradually based on guest feedback and evolving expectations, especially from our NRI guests.

It’s been a continuous learning process, and we're always open to new ideas that enhance the guest experience. The Community Center has been a big part of that growth—grateful to be part of it!

At BookTucson our strategy is to select homes that have these characteristics and outfit them with:

 

Easy/Inexpensive (most hosts can accommodate these)

  1. King Bed: At least on large king bed. Avoid putting a queen when a king will fit the space.
  2. Card games: Any kind of games that don't have a lot of pieces.
  3. Portable Pack-in-Play crib, highchair, and child's plates and utensils.
  4. Dog mat and dishes (if you allow dogs)
  5. Outdoor gas grill
  6. White linens (towels and bedding). Higher quality matching bedding.
  7. Comforters with duvet covers for easy maintenance.
  8. Outdoor seating / lounging

Moderately Expensive: (some hosts can accomodate these)

  1. Pool Heater: if you have a pool, add a heater if you don't have one already.
  2. Hot tub: If you don't have a pool, a hot tub is the next best thing. 
  3. Pool Table: If you have space for a pool table, I highly recommend getting one. 
  4. Sturdy and modern/good condition furniture like master bedroom sets, etc.
  5. Attractive and comfortable outdoor spaces (plants, trees, outdoor furniture, fire pit, etc.)

Expensive or Not Possible if not in place already. Consider if purchasing a new investment.

  1. Amazing Views: We have city and or mountain views. Any kind of impressive view. 
  2. Multiple en-Suite bathrooms. The more private bathrooms the better.
  3. Large lot with space between homes and ideally in an upscale neighborhood.

It's fine to start out with metal platform bed frames and unmatching dressers, nightstands, etc. However, to really stand out I recommend upgrading furniture room by room as budget allows. Start with the master / primary bedroom and add a really nice king bed (if space allows) with matching nightstands. The booker/person paying will likely claim that room for themselves, so you want to make it especially nice. I could go on but got to run...

Aloha,

 

I run a studio in Waikiki. Basically a simple hotel room.

 

So essentials for me is all kinds of beach gear and toys.

 

I offer free water and chocolates.

 

A free parking space.

 

Extras include, guide books, games, DVD collection, and extra outlets with USB plugs.

 

At least that is what works for us on the amenities side.
