Why no bookings after switching to 30-day minimum?

Hi everyone,

 

I used to get plenty of bookings when I had my place listed as a short-term rental, but recently I switched it to a 30-day minimum stay and I haven’t gotten a single booking since.

 

Is this normal when switching to mid-term rentals? Should I be adjusting my pricing, photos, or listing details to attract longer stays? Any advice from hosts who focus on 30+ day rentals would be really helpful.

@Michael10143 I just don't think mid length stays works. if you set your calendar to avoid 29 day fallow periods you are not only limiting to 30 days but also to a specific start time. Pricing will need to be way lower than STR - More akin to long term rental pricing.

@Michael10143  Long term stays are really not Airbnb's jam.  If I were you,  I would list on Zillow and other long term rental sites as a furnished rental. Way more control with your $ and no middleman between you and your $ 

 

 There are many corporate leasing companies you can list with as well.  Insurance companies that house displaced homeowners is another option. Dp some google searches for corporate rentals. 

 

There are some mid term rental groups on FB and youtube you may want to take a look.  

 

Was this out of necessity  due to regulations or a personal decision?

Hi @Michael10143 I host in Oxford, UK and have done so since 2020. I get two or three bookings per year of over 30 nights, and occasionally over 100 nights. Always academics here to study or do research. 

Before Oxford, I hosted in London UK (2014-2020) and I don't remember ever getting a booking of 30 nights or even close to that. 

If you're not getting 30-night bookings where you're located, then quite possibly there is no demand in your location.
