not even getting any inquiry

I recently became a Superhost, but I’m still not receiving any inquiries or reservations.

To troubleshoot, I first lowered my price to see if that was the issue, but it didn’t help. Then I matched my pricing to nearby competitors, but still, there has been no improvement.

I also offer better amenities than most listings in my area, yet I’m not getting any traction.

Can someone please check my listing and let me know if there’s anything I might be missing or doing wrong? I would truly appreciate any suggestions or feedback.

@Pritam4 @Pritam4 ... one other thing worth looking at is the number of Views that your site is getting and then how many Views translate into Bookings.

 

If there are lots of Views and few Bookings.. then your place is not being seen as what they are looking for.

 

If there are not many Views then it could be a couple of things including:

• the time of the year/ Travel season

• it may relate to your reviews putting people off

• what you offer is not what they are wanting.

 

Just to review where your see this View vs Bookings information...

Go to Host Dashboard

Go to Menu Tab

Select Insights

Select Views

Hello @Pritam4 

 

Im a little confused you mentioned you recently became a superhost but your profile shows you have a 4.62 rating. 

listings with lower reviews and ratings won't show up as highly in the Airbnb rankings so it will be harder to attract bookings .

HI @Pritam4 thank you for being part of this community.. and sensibly asking for feedback to assist your marketing.

 

It does seem unusual that as a Superhost, you have only 6 reviews. But those reviews will have given you some feedback also. In particular your low ratings for cleanliness and accuracy. Potential guests will read those reviews and "make a judgement" based on them. 

 

In particular, guests see cleanliness as a very high priority. It is therefore very important to positively counter any review that mentions this, with an action taken to mitigate the review. For example that you may have been  let down by the cleaning staff prior to that stay... but that you have now engaged a meticulous cleaning schedule.

 

One other review rates down the accuracy of your description vs what they experienced. I don't know what this related to, but also important to react to that. It may be that the photographs are old, given some changes that you have recently made... so you will need to update the pics. I notice that your pool photos are out of focus .. it may pay to re-take those.

 

Being from afar, I have not idea about the Vagator Beach. Perhaps include a photo or two showing how special this place is.

 

I note that most of your walls are bare. I would suggest a couple of pieces of artwork that represents your area to add some character.

 

Ask yourself, why would someone want to come to your location - and feature images of that.

Ask yourself, what does your place offer that other local places do not offer - and feature that.

 

I hope that the above may assist your quest for more guests.

Adjust minimum stay requirements, keep pricing competitive, and stay active on Airbnb to boost your ranking. Also, promote your listing through social media or your website to drive more traffic and build credibility<a href="https://estateagentsilford.co.uk/">.</a>

I can relate it's frustrating when the listing gets no traction. You might want to double-check your pricing compared to similar listings in your area, update your photos, and maybe tweak your title or description to make it stand out. Even small changes can help boost visibility. Hang in there!

I hope all is well. I did a quick search in your area and you are being promoted you were number 1 in my search criteria (your area, for 3 people, and flexible any weekend). 

 

Number 2 on my search list was a neighbor who had 200+ reviews. Even with that number of reviews their calendar (if you click on their calendar to pick a date, was pretty open. So I am not 100% sure its a "listing" problem.

 

You should answer these questions

1) Are you in slow season for you area? 

2) What is the expectation of booking (is your area a spur of the moment booking type of place, or do people make plans to come to your area? 

3) How busy are your closest (in type) neighbors. 

 

In terms of objective things I would suggest you do to optimize your listing: 

1) Consider redoing some photos, make them eye catching, put your best foot forward (higher a professional to help you with the photography and staging) 

2) Splashes of color on the wall or wall art will help you stand out. 

3) Work on your "description" it appears you wrote it more as a testimonial. Try to make it more about your place.
