Does anyone have enough experience with these 2 tools to tell me which is better for both maximising revenue and also understand the local market and rates - both seem great but im trying to find best for London UK

Not being rude but your probably having less bookings because the Airbnb Standard for overall rating is 4.8  and you are below that number.  You have to fix that first or you are just wasting money on tools.

Haha I am just opinionated  If you have a specific question or just like to listen to me ramble about your listing.  You can email on this platform, that way I can answer as my schedule allows.  That is pretty quick but I am in and out of a lot of things during the day.  I love to give my opinions and thoughts though.  Discussions are even better that is usually how I learn something  So questions are welcome Just use the email on here,

The4 Studio listing rearrange so your patio is the cover focus.  We are entering nicer weather and t is outstanding and unique.  Not everyone has that to offer.

Your a couple renting. Sight seeing all day, now my husband and I are having a glass of wine, turning on the tv maybe some cheese to snack on.    Think about that my option is sit on my bed or kitchen chairs.    Maybe more comfortable sitting chairs with some cushion.  If I lean on my pillow at the top of the bed the tv is to my side.  It is a compact space and a great location, but I am on vacation for a week.   Don't spend millions,  I love Amazon and like just recently in the US President Day Sales.

 When I am planning my vacations efficiency isn't my mind set  Good price yes but comfort yes.  

The other thing to consider because you do have a good number of sole travelers is replacing the bed with a trundle bed which can be set up as a double or single bed.  With a few throw pillows also a couch.

To get your reviews up You can use the Instanook Feature, I when I turn on will make my notification like 2 or 3 days gives me time to do contact.

Use the Airbnb Custom Promotions set a 20% discount you can do for 3 days, but you ge Airbnb to do 4 free Marketing things for your listings.

Add some Guidebooks they are looked at haha

We want to encourage 5s so since probably a lot of tourists hoping off a plane end of a long traveling day.  Maybe some local snacks, juice and at least the first morning coffee and tea ingredients.  They may be coming in late and you saving then finding the grocery store at 11 pm already sets a grateful heart lol

Your ad Use like one of the free AI tools and ask it to write a friendly professional rental ad using give your keywords and I always include positive review comments.  Nothing wrong with your ad if LTR but I only want the flat for a week.  Tell me why your flat is perfect for my getaway.

\Another idea, your garden is something not expected.  Do like a love seat chair, a coffee table and an outdoor patio heater for cooler nights,  Just doing something like that for the nicer weather months might encourage enough bookings to pay for some interior furniture changes for the colder season.

Another idea on Amazon my son bought for my outdoor space, a compact fire pit.  It is fully contained portable and doesn't  break the bank. lol

Don't stretch yourself thin.  Come up with multiple ideas.  Then review as a business , implement one idea at a time so you can manage idea and manage cost of idea,

In your position I would focus on fixes you can make to issues that are leading to what Airbnb sees as very low ratings ..

All of your listings are operating at 4.6 averages apart from a new listing with ongoing complaints about maintenance and cleanliness..

as @Marie8425  says focus on improvements to these areas so Airbnb doesn't suspend or ban you . 

once you are getting better, consistent reviews you can look at pricing .
