Hello @Kim4041
What a beautiful home you have! I too am new to hosting. (About a year). Our place is in Oaxaca, Mexico.
I suggest maybe working on your headline and house description. It took me a while to get it right. What I did is I took the reader/ potential guest on a journey.
I suggest telling a story with your headline and description. Create a picture in the readers minds. A farmhouse in the hills of Vermont conjures up a lot of images!
Take the reader / potential guest there... Give them the facts, but tell a (real) story with it.
(I don’t know the area or your home or exact details, but take what is true, and write a story.. something along the lines of..)
“A comfortable cozy country getaway, in a fully restored farm house on 10 private acres”.
“A year-round perfect place for families or a girl’s weekend retreat”
“During the summer... Green Mountain National Forest is steps away, with miles of trails to explore”
"Some of the best fishing is found in nearby lakes"
“Watching shooting stars from the furnished porches and veranda”
“Grab your favorite book, and enjoy the view from comforts of the living room with large sofas and side chairs.”
“When the leaves turn, the property is Post Card perfect! The Maple Trees bursting with colors, bright red, yellow and orange!”.
“Nearby orchards to pick apples”
“grab a scarf, and enjoy quiet walks in the crisp Fall air”
“When the snow flies... the house is a short distance to best skiing Vermont has to offer!”
“Après ski.. cozy up with a glass of wine with your family and friends in front of the wood burning fireplaces.”
"They always say, everyone's favorite room of the house is the Kitchen. Guests love our kitchen as well! A well equipped kitchen with a sit-down island, is the perfect place to make a meal or gather for appetizers".
“The upright piano has hosted years of singalongs.”
“The charming town XYZ is just miles away, offers shopping and quaint restaurants with downhome cooking, and the best Apple Butter on Earth!”
“Lynn’s Cozy Cottage a family run lunch spot in nearby, XYZ, VT, has the best Biscuits on the East Coast!”
Highlight comfortable, cozy, quiet, relaxing, family/friends fun, fresh air, clear skies.
I also suggest, break your description apart with paragraphs. You have a lot to offer, explain it, but make it more digestible.
Have fun with it!

@Kim4041 I love the total sq ft of home, but for me personally, it has too much furniture. It makes it look very cluttered. Therefore, for 8 people to get around, they would be in each other’s way. I have always believed that less is more. Also, it appears outdated so some modern comforters, shower curtains, etc., will brighten up the rooms immensely.
Of course, this is only my POV, but I think your rental has tons of potential to be awesome!
