Travelers see on my listing under amenities not included is that hot water is not included

I obviously do have not water

How do I correct that no where on the host site shows amenities that are not included for me to add or correct

Go to the Listing Editor/Your Space

Scroll to Amenities Section

Click plus sign top right - then Choose "All"

Go through the entire list of amenities (they are in alphabetical order) and click every amenity you have

Then go back to Amenities section top right and cick "Edit"

Add all the details Airbnb is requesting indicated by the pencil icon

Looks like you forgot to add "Essentials" to your amenities?

Essentials are things like TP, towels, soap and linens. In amenities section, you'll find it if you click ALL and it is listed there alphabetically.

You are also missing the info for the dryer (in unit) indicated by the pencil icons in amenities.

Photos

Might I also suggest you add a lot more photos. 25-35 is about right for a listing this size. You have a washer/dryer but no photo?  you have a hot tub but no photo? You have a gorgeous outdoor space with BBQ but no photos? It's also best to get professional photos done by an Airbnb photographer (not a real estate photographer) that emphasizes lifestyle photos. You have a gorgeous place but you're photos aren't doing it justice. Most guests make a booking decision based on photos alone.

I also asked about improving my exposure. I have had only one inquiry that resulted in a booking in Nov nothing else since then

One thing I did notice is the City of Santa Barabara restricts/bans STRs to 30 nights or more. Your listing is allowing 28 nights?

There is some controversy about days vs nights. The ordinance says days, so some Hosts use 30nights as the minimum as Airbnb uses "nights". Other Hosts are using 31day min to be on the safe side. You can contact the City to verify whether 30+nights min is acceptable, or whether you need to change to 31+min nights.

 

Unless you have an exemption of some sort, you would need to change your min stay to 30 nights (or 31nights depending on what the City tells you) to be in compliance with the STR regulations:
