Using the Experienced First Guest setting has it's pros and cons. The pros are you'll only get guests that at least have some previous Airbnb experience and understand how the review system works.
You'll get the new listing boost in search results for about 4weeks and the aim is to get as many 5 star reviews in that time frame as possible. Hopefully you have also chosen the 20% discount for the 1st 3 bookings as well. Your area is quite saturated with Airbnbs though. You could try the Experienced First Guest setting for 8-10days and if you don't get any bookings I would TURN OFF Instant book and the Experienced First Guest setting and then use Request to Book and open up the the listing to everyone. Of course, this is entirely up to you.

Great feedback! We were thinking the same..give it a few days and open it up. You are right, there are THOUSANDS of rentals in our area...hopefully we can break through with this unique build. Thanks for the advice!!
