Can anyone give me any advise on my listing and what should I do to improve it

Very cute your places.

I noticed all your guests love you.

Suggestions Present as a studio nnot as a room.  They are different on Airbnb.  Rooms don't have kitchenettes.  Change in your descrption all room to studio.

okay you have a bed and a kitchenette. You have enough space make a seating area to relax or eat something frfom the kitchette.   Get some light chairs with cushions so can be used to relax or breakfast.  Then a little table because only 2  people high enough fordining.       

List in your amenities a microwave or some way to heat up something.  

Your spot sounds delightful.I suggest don't say negatives in your ad.  Don't say I am nolt a hotel Airbnb does have hotels seperate catagory and it is obvious  your not.  That is a plus why they pick you.

Then tell me why stay at your place beyond your place. Are you near something?  Are their places to eat meals?  The lady who had surgery, you present so much of serene and quiet, she just had a bad impression and you were great but that is a lot of work.  You need to disclose in a positive way the parking the dining and the location to popular sites.  You don't want to be a patient rehab.  Use an AI tool to help you write tell it what you know as the highlights and you want to present for Airbnb conversions. 

You and all your reviews say your spot is beautiful outside make your cover photo like a terrace with seating for 2 show your best feature.
