So we have managed to stay booked and become a super host. Suddenly, it seems to be dropping off. Can someone please look at my listing and see what you think? You may possibly have some suggestions?
Thank you
Hi @Alan1884,
First, it’s great that you’ve reached Superhost status! As you may know, Airbnb gives new listings a major boost in visibility when they first go live. The challenge comes after that initial boost, where the key is maintaining the same volume of bookings and ensuring your listing stays competitive.
From a quick look at your listing, I noticed several opportunities for improvement:
Title: Instead of using a brand name like "Bourbon and Horses LLC," consider a more enticing, descriptive title that highlights what makes your property special. Titles should be searchable and engaging to attract more clicks.
Photos & Captions: Your hero images (the first 5 photos) should show off the most appealing aspects of your property. Also, adding captions to these images can guide guests and make the property feel more inviting.
Description: Your description can be more detailed. Highlight what guests will experience and why your place is unique. It’s important to be specific and engaging to keep potential guests interested.
"Where You'll Sleep" Section: I noticed photos of Bedroom 2 and Bedroom 3 that aren’t actual bedrooms (one is a photo, the other a TV). This could cause confusion and might make guests question the listing’s accuracy. Clarifying this will help build trust.
Profile & Guidebook: Your profile needs work, especially your guidebook and about you section. Sharing more about your local recommendations and creating a more personalized profile can help build rapport with potential guests.
Since you’re already a Superhost, you’re clearly providing a great guest experience. Just a few tweaks can help you maintain this status and boost bookings again. Being proactive with updates will help you hold onto that Superhost advantage!
Let me know if you'd like more detailed suggestions.
Hi @Alan1884 😊,

Hi there @Alan1884!
Congrats on reaching Superhost status, that’s a fantastic achievement! It’s great that you’ve stayed booked for so long, but I understand the concern when things start slowing down. I took a look at your listing, and I have a few suggestions that might help refresh things and bring back more bookings.
Design Tips:
Create a Cozy, Local Vibe: Since you're in Bardstown, Kentucky—bourbon and horses are big themes! Try to integrate these into your decor more intentionally. A few local touches, like framed artwork of bourbon distilleries or horse farms, can make the space feel more unique and connected to the area. It gives guests that "authentic Kentucky" experience they’re likely looking for.
Lighting is Key: Natural light works wonders in photos, and in person, it sets a welcoming mood. If your listing has large windows, highlight them in your photos, showing off how bright and inviting your space is. Inside, using warm lighting (like soft table lamps) creates a cozy atmosphere for evening relaxation.
Add a Signature Touch: Consider adding something memorable that will set you apart from the competition. For example, a small welcome package with a local bourbon sample or horse-themed decor that guests can enjoy or take photos with. This can elevate their experience and get you better reviews.
Keep it Minimal, but Stylish: Decluttering and keeping a clean, minimalistic style helps guests envision themselves staying there. However, balancing this with a few stylish, purposeful decor items—like plush throws, unique pillows, or interesting coffee table books—can make the space feel thoughtfully curated without overwhelming it.
Host Tips:
Refresh Your Listing Photos Regularly: If it's been a while since you’ve updated your photos, now is a great time to do so. Even just rearranging the furniture slightly and taking fresh photos can make your space feel "new" to returning guests or grab the attention of those scrolling through listings.
Stay Active and Engaged: It’s important to stay engaged with your listing, so consider tweaking the title or description slightly every few weeks. Airbnb’s algorithm often favors active listings. You could emphasize local events, seasonal attractions, or simply refresh the wording to make it feel more up-to-date.
Focus on Reviews: Your Superhost status is a great asset, but now it’s time to focus on those glowing reviews. You might want to send a friendly message to guests after they’ve checked out, kindly asking for feedback and reminding them how much you’d appreciate a review. It’s these personal touches that can make guests feel valued and encourage them to write something positive.
Offer a Unique Experience: Beyond the stay itself, think about what unique experience you can offer. Are there any local tours or experiences you could recommend or arrange for your guests? Providing them with a unique itinerary, such as a bourbon-tasting guide, can make their stay even more memorable and lead to better reviews and more referrals.
Lastly, if you’re feeling adventurous, you could experiment with pricing strategies or offer a small discount for longer stays, especially during off-peak seasons. But the design and hosting tips should already help in giving your listing a refreshed appeal!
Best of luck, and I’m sure you’ll see bookings pick back up soon!
