CHECK IN PROCESS / FORMS / WAIVERS
Hi Everyone,
We will be receiving our first guests mid March. While we are extremely excited, we are also finalising lots of little details in anticipation of their arrival. This is our first experience hosting so we are hoping for some advice here please!
I know that Air BnB has a check in process and terms and conditions that guests agree to prior to the booking. My question is, what waiver / registration form or disclaimer do you require your guests to sign?

P.S - If you notice a lack of photos on our listing for the bathroom, living space and kitchen, that is because we are the process of finalising some details in those spaces before taking and sharing the photos. We will do that in the next week or two!

All information must be in the listing, including the houserules. By making a booking guest have to confirm it, so no obligaton to sign a separate document (but If you want this, it must be disclosed in the listing). When it is a "long term stay", Airbnb advises to create a lease contract (but it must also be disclosed in the listing). BTW Your maximum stay is not set, so you also opt for long term stays eg several months to a even year (limited by your "availibility window" setting) ? I noticed the monthly discount is set to 40%.

Yes, your terms and conditions should be in your listing & by “booking” the guest accepts your terms. No forms or waivers should have to be signed upon arrival.
